Water leak detection, without wrecking your home.

A hidden leak doesn’t have to mean a torn-up floor. We pinpoint the source with thermal imaging and tracer gas, then hand you an insurance-ready report, so the only thing that gets opened up is the spot that actually needs it.

01 — When you need it

The signs of a hidden water leak.

Most leaks don’t announce themselves with a burst pipe. They show up as small, nagging clues. If any of these sound familiar, it’s worth a survey before the damage spreads.

An unexplained water bill

Usage creeping up with no change in the household usually means water is escaping somewhere you can’t see.

Damp patches & staining

A spreading mark on a ceiling, wall or floor, or a musty smell that won’t lift, points to water tracking through the structure.

The sound of running water

A faint hiss or trickle when every tap is off is one of the clearest signs of a live leak under pressure.

Low or dropping pressure

Weak flow at the tap, or boiler pressure you keep topping up, often traces back to a leak on the supply or heating circuit.

A warm spot on the floor

An unexpected warm area can be a leaking hot-water or underfloor-heating pipe beneath the surface.

The plumber couldn't find it

When a general plumber has run out of options, specialist detection is the next step, not lifting more floor on a hunch.

02 — How it works

Found without breaking in.

Our detection methods read through floors, walls and screed. We cross-check until the source is confirmed, then mark it to the exact spot, no exploratory holes along the way.

01

Talk it through first

Tell us what you’re seeing on the phone. We’ll confirm whether a survey is the right call and give you a clear price before anyone visits.

02

Non-invasive survey

One engineer, one visit. Thermal imaging, acoustic detection, tracer gas and moisture mapping, cross-checked so the answer holds up.

03

Pinpointed & proven

The source marked to the exact location, with thermal stills, readings and photographs captured as evidence on the day.

04

Written up within 48 hours

A structured report lands with cause, location, evidence and a clear repair recommendation, ready for you, a plumber, or your insurer.

03 — What you get
Engineer's hands documenting pipework findingsEvidence, not guesswork

An insurance-ready report.

Every survey produces a structured trace & access document, written for the claims process, not a scribbled note on an invoice. It’s the difference between hoping your insurer agrees and giving them no reason not to.

  • Cause and location confirmed pinpointed to the failing joint or section.
  • Evidence appended thermal stills, moisture grids and tracer readings.
  • A clear repair scope what failed and what access is needed to fix it.
  • Delivered within 48 hours to you and your adjuster together.
04 — Specialist, not generalist

Why a specialist, not a plumber.

A good plumber fixes pipes. Finding a hidden leak is a different job, one of diagnosis, not repair and it’s the only job we do.

Depth, not breadth

One thing, done properly

We don’t fit boilers or tile bathrooms. We locate leaks, every day, with calibrated equipment most plumbers don’t carry.

Cross-checked

More than one method

No single instrument finds every leak. We run thermal, acoustic, tracer gas and moisture mapping against each other until the source is certain.

Accountable

Evidence in writing

You don’t get a verbal “it’s probably under there”. You get a documented location your insurer and any tradesperson can act on.

05 — What it costs

Clear pricing, no race to the cheapest.

Domestic surveys start from £450 for a four-hour minimum visit, usually enough to locate and document the leak in one go. Swimming pool and external mains leaks are quoted bespoke. Most domestic work is recoverable through your buildings insurance.

06 — Where we work

Across Hertfordshire & London.

Based in Hertfordshire and on the road across London and the surrounding counties. Most surveys are booked within two working days.

Think you've got a hidden leak?
