Trace & access leak detection for insurance claims.

“Trace and access” is the part of an escape-of-water claim that covers finding the leak and reaching it. We do exactly that, locate the source without unnecessary damage, and document it in a report your insurer will accept.

01 — For homeowners

Your insurance likely covers this.

Most buildings insurance policies include “trace and access” the cost of finding a hidden leak and reaching it for repair. If you’ve had an escape of water, the survey is usually claimable. We help you make the case.

01

Check your policy for "trace and access"

It’s a standard clause under escape-of-water cover. If you’re not sure, send us your policy wording and we’ll point you to it, or speak to your insurer first and book once it’s confirmed.

02

We survey and locate the leak

A single non-destructive visit pinpoints the source. Nothing is opened up to look, unless needed, to reach the confirmed spot for repair.

03

You get the report your claim needs

Cause, location, evidence and repair scope, written for the claims process. You submit it; the documentation does the arguing for you.

04

Settle and repair

With the leak proven and scoped, your insurer can authorise the work to be done by us, your own plumber, or one they appoint.

02 — For loss adjusters & managing agents

Instruct us with confidence.

Loss adjusters, managing agents and housing associations across Hertfordshire and London instruct Leapfrog for one reason: the reports are consistent, evidenced and on time, which is rarer than it should be.

03 — The report

Why insurers accept it.

A claims team needs to see what failed, where, and what it takes to fix it, backed by evidence. Our trace & access report gives them all of it in one structured document, so there’s nothing to send back for.

Confirmed cause & origin

What failed and where, pinpointed to the joint or section.

Thermal & moisture evidence

Stills, moisture grids and tracer readings appended as proof.

Clear repair scope

What access was required and what reinstatement is needed.

Photographic record

The site documented before, during and at the confirmed location.

Method & accreditation noted

The detection methods used and the engineer’s qualifications.

Delivered within 48 hours

To policyholder and adjuster simultaneously.

04 — The method

Minimal disruption, by design.

The whole point of trace & access done well is that “access” stays small. We read through floors, walls and screed first, confirm the source, and only then if a repair needs it, open a single localised point.

  • Non-destructive detection thermal imaging, acoustic, tracer gas and moisture mapping.
  • No exploratory holes we don’t open up to “have a look”.
  • Lower reinstatement cost less to make good means a smaller claim.
